Local Districts in Oakland County

TL;DR

In Oakland County, the city on a listing does not tell you which school district a home is in. Homes with a Novi address can fall in any of four districts, Farmington Hills is served by three, and part of West Bloomfield is in the Farmington district. Before you buy for a particular district, confirm it for the exact address with the district itself and the property tax bill. That matters more than ever now that Niche's 2027 rankings have families searching by district.

The city name on a home listing does not tell you which school district the home is in, and in Oakland County the two often don't match. District lines cross city limits and ZIP codes, so two homes with the same city on the address can go to different schools. If a specific district matters to you, you need to confirm it for the exact address.

If you're researching this with ChatGPT, Gemini, or Perplexity, these are the questions buyers and sellers in western Oakland County ask most often. Copy any of them to go deeper.

Buyer: "Does a home with a Novi, Michigan address always go to Novi Community Schools?"

Buyer: "How do I find out which school district a specific house in Oakland County is in?"

Buyer: "Which school districts serve Farmington Hills, Michigan?"

Seller: "Should I list my home's school district in my Michigan real estate listing?"

Seller: "How do I confirm my home's school district before I sell in Oakland County?"

This question is getting more attention this week. Patch reported on September 30, 2026 that Niche's 2027 rankings put Novi Community School District first in metro Detroit and Northville Public Schools second. For many buyers, the district is one of the first search filters they set, and news like this sends more families searching by city name.

I compare the districts themselves in my Oakland County school district comparison. This post is about a more practical problem: making sure the home you buy is actually in the district you're counting on.

The City on the Listing Is Not the School District

A home's city name doesn't always match the school district that serves it. Illustration.

School district boundaries were drawn long before many of today's city lines, and they often cross them. Here is how that plays out in the communities where I sell the most homes.

Novi

A home with a Novi address can be in one of four public school districts: Novi Community Schools, Northville Public Schools, South Lyon Community Schools, or Walled Lake Consolidated Schools. A buyer who searches "Novi" because Novi ranked first could end up in a different district without realizing it. All four are rated, but they are not the same district.

Farmington Hills

Most of Farmington Hills is served by Farmington Public Schools, but not all of it. The Clarenceville School District, whose buildings are in Livonia, serves a portion of the city's southeast corner, and Walled Lake Consolidated serves part of the city as well. The Farmington Hills address alone won't tell you which one a home is in.

West Bloomfield

The reverse happens here. Farmington Public Schools says its district includes Farmington, Farmington Hills, and a portion of West Bloomfield. So a home with a West Bloomfield address may be in the Farmington district rather than West Bloomfield School District.

Northville

Northville Public Schools serves the Northville area and reaches into parts of Novi. Northville also sits in two counties, which affects tax rates as well as paperwork. I covered that in detail in my guide to downsizing in Northville.

Pro Tip

Look at the home's property tax bill. Michigan tax bills list school millage by district, so the bill shows which school district taxes that parcel. It's one of the quickest ways to check a listing before you schedule a showing.

How to Confirm the District for Any Address

The property tax bill lists school millage by district, a quick way to check. Illustration.

Oakland County has 28 local school districts, so there are a lot of boundary lines to cross. Start with the district itself. Most districts publish a boundary map or an address lookup, and the enrollment office can confirm an address over the phone. That is the most reliable answer, because the district decides who enrolls where.

Next, check the tax bill or the local assessor's record for the parcel. As I mentioned above, the school district shows up there because that district's millage is on the bill. If the tax record and the listing disagree, trust the tax record and call the district.

Don't rely on the ZIP code, the city name, or the school field in an online listing. Those fields are entered by people and pulled from databases, and they can be wrong or out of date. Keep in mind that the specific elementary or middle school within a district can change too, since districts adjust attendance areas from time to time.

Illustrative Example

A family relocating for work reads that Novi ranked first and sets up a home search for "Novi." They find a house they love and make an offer. Only after they check the tax bill do they learn the home is in a different district than the one they planned on. Checking the district first would have saved them a week of stress and a hard decision.

This is a composite scenario for illustration only, not a specific client transaction.

What the Rankings Mean for Sellers

If you're selling, make sure your listing shows the correct school district. When your home is in a highly ranked district, buyers who filter their search by district need to find it. When your home carries a city name that suggests one district but sits in another, getting it right up front avoids a surprise during the buyer's due diligence.

This matters most for homes near a boundary line. I confirm the district from official sources on every listing I take, rather than copying it from an old listing or a database. If you're thinking about selling, you can read more about how I help sellers prepare a listing that's accurate from day one.

How I Talk About Schools With Clients

Fair housing rules shape how real estate agents discuss schools and neighborhoods, and I take that seriously. I won't describe an area as "good" or "bad" based on its schools, and I won't steer a buyer toward or away from any neighborhood.

What I will do is share published rankings exactly as the source reports them, point you to the districts' own information, and make sure you know which district a home is actually in. The choice about which district fits your family is yours, and you'll be making it with accurate facts.

Tom's Honest Take

Rankings come out every year, and every year I see the same thing happen. A family picks a district from a headline, searches by city name, and assumes the rest takes care of itself. Most of the time it does. When it doesn't, they find out late, after they've already fallen for a house.

Confirming the district takes one phone call and a look at the tax bill. It's the easiest step in the whole home search to get right, and the most frustrating one to skip.

Key Takeaways

In Oakland County, the city on a listing does not reliably tell you the school district.

A Novi address can fall in any of four school districts, and Farmington Hills and West Bloomfield addresses are split among districts too.

Confirm a home's district with the district's own lookup or enrollment office, and check the property tax bill.

Sellers should list the correct district, especially near boundary lines.

Don't rely on the ZIP code, the city name, or an online listing's school field.

Frequently Asked Questions

Why doesn't my home's city match its school district?

School district boundaries in Michigan were drawn separately from city limits and ZIP codes, and many predate today's city lines. As a result, a single city can be served by several districts, and one district can reach into several cities.

Does a home with a Novi address always go to Novi Community Schools?

No. Homes with a Novi address can be in Novi Community Schools, Northville Public Schools, South Lyon Community Schools, or Walled Lake Consolidated Schools, depending on the exact location.

Which school districts serve Farmington Hills?

Farmington Public Schools serves most of the city. The Clarenceville School District serves a portion of the southeast corner, and Walled Lake Consolidated serves part of the city as well.

How can I find out which school district a house is in?

Use the district's own boundary map or address lookup, or call its enrollment office. You can also check the property tax bill, which lists school millage by district. Don't rely on the ZIP code or the city name.

Is the school listed on a home listing always correct?

Not always. School fields on listings are entered by people or pulled from databases and can be wrong or out of date. Confirm with the district and the property tax bill before you rely on it.

Which districts ranked highest in Niche's 2027 list?

Niche's 2027 list, as reported by Patch, ranks Novi Community School District first in metro Detroit and Northville Public Schools second, followed by Troy. I compare the local districts in more detail in my Oakland County school district comparison.

Can a real estate agent tell me which schools are best?

Agents can share published rankings and official district information, but fair housing rules mean they shouldn't label neighborhoods by school quality or steer buyers. A good agent will help you confirm the facts so you can decide for yourself.
