It is Sunday morning. You are scheduled to go out and see houses later with your real estate agent. But it is nasty outside — beyond pouring. You cannot even imagine walking from the car into a house. You would rather just cancel and hang inside.
You can always go see the house next weekend. But should you wait?
Here is the honest answer — and it might surprise you.
The Best Day to Go See Houses Is When It Is Raining
Not Sunday. Not Saturday. The best day to go see houses is when it is raining. Even better if it is raining heavily. Best of all if it has been raining for a few days straight.
Here is why.
What Happens When You Skip the Rainy Day Showing
Picture this. You skipped going to see the house in the rain — but you eventually bought it. You had a home inspection done on a sunny day after a dry stretch. Everything looked fine.
Then, after you have lived in the house for a while, you notice a drip in the ceiling. Some dampness in the basement. Or worse — actual water on the basement floor.
You would probably be upset. You would feel like the seller should have disclosed it. You would probably be right. But proving it is another matter entirely.
Water Is the True Enemy in Any Home Purchase
So much damage can be done to a house due to water — from the roof, to the gutters, to the windows, the basement, and even the landscaping and driveway.
Taking advantage of a rainy day showing gives you the opportunity to face your potential enemy head on. If there are water intrusion problems — a rainy day is when they show up. That does not mean you should not buy the house. But at least go forward knowing what you are dealing with — and ideally getting the seller to address any issues before closing. Because once you close, those problems are yours.
The Bottom Line for Oakland County Home Buyers
If you wake up and see rain on a day you are scheduled to see a house — do not cancel. Go.
You obviously cannot guarantee it will rain every time you schedule a showing or a home inspection. It would be impossible to find and purchase a home if you only looked on rainy days. But if the opportunity arises — do not overlook the benefits.
A rainy day can be the best day to go see a house.
