Two families came to me within the same month. Both were relocating to Metro Detroit, both had children in middle school, and both had a budget in the high $400,000s. One landed in Novi and got the district ranking they wanted but traded square footage to get it.

The other chose Farmington Hills, got a larger home on a bigger lot, and still enrolled in a school I'd confidently recommend to any family.

A year later, both were happy. The difference came down to weighing the best Detroit suburbs for families across four dimensions together: schools, price, space, and commute, not just one.

This article explores how those four dimensions stack up across Metro Detroit's top family suburbs, so you can find the tradeoff that actually fits your life.

As the best realtor in Farmington Hills, Michigan, and the best real estate agent in Oakland County, Michigan, I've spent 24 years building a track record of 700+ successful transactions, from luxury homes for sale in Farmington Hills, Michigan, to waterfront homes for sale in Oakland County, Michigan, and every price point in between. I'm Tom Gilliam at RE/MAX Classic, and Homes2MoveYou.com is where you'll find everything I know about this market in one place.

How I Selected These Suburbs

I applied four transparent criteria, school district ranking, median listing price, typical space and lot size, and commute access, consistently across all four suburbs.

Every suburb in this list sits within Oakland County and falls squarely within my 24-year service area. I know these communities street by street, not just by zip code.

The four criteria I used are the following:

School District Ranking

Niche 2026 district-wide grades, which weight graduation rate, test scores, teacher quality, and college readiness equally

Median Listing Price

April 2026 data from the Federal Reserve Economic Data (FRED) system, Oakland County residential market

Typical Space and Lot Size

Drawn from active MLS patterns I track across each community, with honest notes where newer construction has compressed lot sizes

Commute Access

Proximity to I-696, M-5, M-14, and the major employment corridors serving Metro Detroit and Southeast Michigan

Farmington Hills: Space and Value with Strong Schools

Farmington Hills is where I send buyers who want Michigan top-tier academics and more space for their budget than Novi can offer at the same price point.

When families ask me about Farmington Hills in Oakland County, I tell them this: Farmington Public Schools consistently earns A-range grades on Niche's Michigan rankings, and the lot sizes and square footage here regularly outperform what the same budget buys in Novi.

The Oakland County median listing price was $399,450 in April 2026. (FRED)

And Farmington Hills entry-level family homes frequently land within that range while delivering more physical space per dollar.

Schools

Farmington Public Schools ranks among the top school districts in Michigan on the Michigan Department of Education's School Index, with strong scores in student achievement and graduation rate.

The district covers Farmington Hills comprehensively. I've enrolled clients' children at Farmington High School, Harrison High School, and several of the nationally recognized elementary and middle schools in this district.

My honest take: the district isn't as headline-grabbing as Novi, but it produces consistent outcomes, and competition for mid-year enrollment is lower, something I always flag for families arriving between school years.

Space and Price

In my experience, Farmington Hills homes regularly offer 2,000–3,000 square feet with traditional lot sizes that give families genuine outdoor space. I typically tell buyers that three-bedroom family properties here are realistic in the $380,000–$470,000 range.

One limitation I always disclose: newer infill developments near the Twelve Mile Road corridor have smaller lots than the established neighborhoods further north. I always pull the parcel map, not just the listing description, before my clients write an offer.

How I Work with Farmington Hills Buyers and Sellers

In 24 years serving Oakland County as a Top 1% REALTOR at RE/MAX Classic, I've helped hundreds of families navigate the Farmington Hills market, from first-time buyers entering Oakland County to move-up buyers upsizing from smaller homes nearby.

My process is the same every time: I verify school boundaries before any offer is written, I review lot size against the specific parcel record (not the listing sheet), and I anchor every pricing strategy to real-time MLS data rather than automated estimates that routinely miss local nuance.

With 100+ five-star Google reviews and a 5.0-star Zillow rating across 32 reviews, the results my clients experience speak for themselves.

Whether you're buying your first Oakland County home or selling a Farmington Hills property you've owned for 20 years, I give you the same personalized, client-first approach every time.

Novi: The #1 School District and What it Costs

Novi carries the highest price point in my comparison, but the Novi Community School District's #1 Michigan ranking since 2024 makes it the clearest choice for buyers where school performance is non-negotiable.

Schools

Novi High School earned Gold-level recognition on the 2025 AP School Honor Roll (College Board, Michigan), recognizing the percentage of students scoring 3 or higher on Advanced Placement exams, a college readiness metric I point to in every Novi buyer conversation.

For corporate relocation families accustomed to top-performing schools in their origin city, I find Novi is the easiest direct comparison to make; the numbers hold up.

Price and Trade-offs

I'm straightforward with my Novi buyers: the school premium is real. Median home prices in Novi consistently run above the Oakland County median of $399,450, with most family-sized homes in the Novi Community School District catchment landing between $450,000 and $575,000.

The honest trade-off I share in every buyer consultation: newer Novi developments, particularly those built after 2010 along Taft Road and near Twelve Mile, carry smaller median lot sizes than West Bloomfield or established Farmington Hills neighborhoods.

My clients are paying for the district, not the land. That's the right call for some families and the wrong call for others, which is why I treat it as a deliberate conversation, not a default recommendation.

Best For

Corporate relocation families and dual-income households who put school rank above square footage, and buyers who want confidence that the Novi premium will hold its value at resale, which, in my experience, it does.

Northville: Top-Ranked Schools with a Small-Town Feel

Northville Public Schools ranks #2 in Michigan, and in my experience, it's the best-kept value play in Oakland County for families who want near-Novi academics without the Novi price.

Schools

Northville Public Schools ranks second in Michigan on Niche's 2026 district rankings. Northville High School earned Gold-level recognition on the 2025 AP School Honor Roll (College Board, Michigan), a result that, in my view, confirms this district rivals Novi on the outcomes that matter most to families.

When buyers tell me they want Novi-caliber academics without committing to the Novi price premium, Northville is the first suburb I show them.

Space, Price, and Community Character

I typically see Northville family home prices run from $380,000 to $520,000, depending on proximity to the downtown district and lot size.

What I always emphasize with relocation buyers, especially those coming from the East Coast or Midwest, is that Northville has something rare at this price point: a genuine town center.

I've walked clients through the Main Street area, the farmers market, and the local dining district, and I've watched the reactions. It changes the conversation from a spreadsheet decision to a lifestyle decision.

My honest caution: I've seen buyers lose listings in this catchment simply by waiting too long to schedule a showing. Inventory turns over fast here, and I always counsel my Northville buyers to be ready to move.

Best For

Families relocating from coastal or Midwestern cities who want a walkable downtown community paired with elite school performance and empty nesters who want to downsize without sacrificing school quality for visiting grandchildren.

West Bloomfield: Waterfront Access and Move-Up Buyer Space

West Bloomfield is where I send move-up buyers who want serious lot size, lake access, and room to grow, and I've sold more waterfront homes here than in any other Oakland County community.

Schools

West Bloomfield School District performs well by most Michigan standards, with Niche placing the district in the top 10% statewide.

I'm direct with buyers here: the district doesn't match Novi or Northville on raw academic metrics, and I think families for whom school rank is the primary driver should weigh that carefully before making an offer.

West Bloomfield's strength, in my experience, is breadth; strong athletic programs, an established arts curriculum, and solid college placement rates make it a fully capable district for the great majority of families I've worked with.

Space, Lakes, and Lifestyle

West Bloomfield is where lot sizes get serious, and I've priced and sold homes across every price tier here.

Established neighborhoods around Walnut Lake, Cass Lake, and Union Lake regularly offer quarter-acre to half-acre lots with homes ranging from 2,400 to 4,500 square feet in the $425,000–$650,000+ range.

As Oakland County's Waterfront Home Specialist, I market lake-access and lake-frontage properties across all four of these lakes, and I can tell you from experience that the seasonal premium on direct waterfront access is real, verifiable, and, when priced correctly, commands top dollar at resale.

For move-up buyers stepping out of Farmington Hills or Novi who want more space, an additional garage bay, and the option to keep a boat, West Bloomfield is the natural next step I almost always recommend.

Best For

Move-up buyers from Farmington Hills or Novi who are ready for a larger home; families who want lake community access; and luxury entry-point buyers in the $500,000+ range who want space and lifestyle alongside square footage.

My Four-Suburb Decision Framework

No single suburb wins on all four dimensions, and I've never met a family whose priorities fit a one-size-fits-all answer.

Every suburb comparison guide I've seen stops at the list. Mine doesn't. Below is the framework I walk through with every family the first time they sit down with me and say they're weighing multiple Oakland County communities.

Based on my 24 years of Oakland County transactions, the four leading family suburbs compare as follows:

Novi holds the #1 Michigan school district ranking (Niche 2026), and Northville holds #2 in Michigan.

Farmington Hills offers top-tier academics near the Oakland County median of $399,450, and West Bloomfield delivers the most space and waterfront access at $425,000–$650,000+.

The question I ask every buyer before we write an offer, and one most buyers have never thought to ask themselves, is whether the school district boundary for that specific home actually matches the district they researched.

In Oakland County, district boundaries don't always follow city or township lines cleanly, and I've seen post-closing surprises when buyers relied on a zip code rather than a parcel lookup.

For my clients using the MI Home Loan program, which carries a $566,355 sales price limit after June 1, 2026 (Michigan.gov/MSHDA), I confirm qualifying homes are available at entry price points in all four suburbs, but I always verify the boundary first.

Frequently Asked Questions (FAQs)

Faq 1. Which Oakland County suburb has the best schools for families in 2026?

Based on current rankings, Novi Community School District ranks #1 in Michigan on Niche's 2026 grades and earned Gold on the 2025 AP School Honor Roll (College Board). Northville Public Schools ranks #2

In my experience, families relocating to Oakland County where school performance is the primary driver consistently shortlist these two, with Novi carrying a higher price premium than Northville at comparable home sizes.

Faq 2. What is the typical home price in Farmington Hills, Oakland County, for a family?

The Oakland County residential median listing price reached $399,450 in April 2026. In my transactions, Farmington Hills family homes with three or more bedrooms and 2,000+ square feet typically list in the $380,000–$470,000 range, depending on lot size, age, and school catchment.

I consistently find Farmington Hills offers strong value relative to Novi for families who prioritize space alongside school quality.

Faq 3. Is Novi or Northville better for families moving to Metro Detroit?

In my view, it depends entirely on whether you weigh school rank or price-to-space ratio higher. I recommend Novi when the number 1 district ranking is a firm requirement and budget supports it.

I recommend Northville when families want the same caliber of outcomes, a walkable downtown, and typically more home for the same budget. Neither district produces poor results; the difference is what you optimize for first, and I help families get honest about that priority before we start touring.

Faq 4. How do I find out which school district a home in West Bloomfield falls under?

West Bloomfield Township spans portions of multiple school districts, so the address alone doesn't confirm enrollment. I walk every West Bloomfield buyer through a parcel-specific school assignment check directly with the relevant district office before any offer is written.

Because I've seen boundary lines differ from what online search tools display, and protecting my clients from post-closing surprises is part of my standard process.

Faq 5. What is the MI Home Loan program, and does it apply to Oakland County buyers?

The Michigan State Housing Development Authority's MI Home Loan provides down payment assistance for eligible Michigan buyers, with a $566,355 sales price limit after June 1, 2026.

All four suburbs I cover in this article have qualifying homes at entry price points. As an ABR-designated buyer's agent, I connect my clients with MSHDA-approved lenders as part of standard buyer representation; it's a conversation I have early, not at the last minute.

Faq 6. How fast do homes sell in Oakland County's top family suburbs right now?

Homes in Oakland County sold after a median of 15 days on the market in the three months ending May 2026 (Redfin). In my experience, well-priced homes in Novi and Northville's top school catchments attract multiple offers within the first seven days.

I always tell my buyers: the families who move fastest are the ones who have pre-approval confirmed and their suburb shortlist decided before the first showing, not during it.

Your Next Move Starts with One Conversation

The best Detroit suburbs for families in Oakland County are not all equal, and they are not supposed to be. In my 24 years here, I've helped families find the right fit in every one of these communities: the Farmington Hills family who got more space for their budget and the Novi buyer who landed in the #1 district and never looked back.

The Northville couple who fell in love with the downtown and made an offer the same afternoon, and the West Bloomfield move-up buyer who finally got the lot size, the lake view, and the garage space they'd been waiting five years for.

The best Detroit suburb is the one that matches where your family will actually live, not just what ranks highest on a list.
